Property Manager

POSITION SUMMARY:

Oversee the day-to-day operation of managing residential properties, including leasing, collections, maintenance and administration. Responsibilities include working closely with management to facilitate services and solutions.

Property Management (50%)

  • Manage a portfolio of properties and assets to include REO, scattered rental, single and multifamily properties, land and other assets
  • Responsible for assessing condition of properties and recommending minor repairs
  • Responsible for maintaining occupancy levels, ensuring positive tenant relations and complying with all reporting requirements
  • Responsible for coordinating marketing and leasing of properties
  • Responds to tenant needs promptly
  • Conduct property inspections

Business Leadership (25%)

  • Responsible for assisting with business growth
  • Administers paperwork accurately and on time
  • Responds to all problems and concerns and ensures compliance with rules and regulations

Additional Responsibilities (25%)

Special Requirements:

Physical demands include ability to lift up to 50 lbs; Standing, sitting, walking and occasional climbing. The employee is required to work at a personal computer for extended periods of time as well as talking on the phone for extended periods of time. Ability to detect auditory and/or visual emergency alarms. Ability to work extended/flexible hours and weekends occasionally. Driving required. Ability to respond to emergencies in a timely manner. Moderate to high travel requirement 25-50%.

FL Regional Director

POSITION SUMMARY:

This position requires someone to provide management to ensure Transcendent’s South Florida regional office is maintained and operated in accordance with all company objectives. Responsibilities include but are not limited to, working closely with the property managers located in different markets, leasing agents, in-house leasing staff and asset management to facilitate services and solutions as well as providing direction and leadership to everyone within the regional office.

Management (60%)

  • Supervise the management of property and area managers and support staff for a portfolio of properties and assets in the region to include, REO, REO land management, scattered rental properties and relocation assistance management
  • Responsible for hiring, supervising, coaching, managing and discharging the office support staff and Property Managers

Business Leadership (30%)

  • Responsible for ensuring that closing rations and occupancy levels are maintained as identified in the goals of the company and client, ensuring positive tenant relations and complying with all reporting requirements
  • Responsible for local marketing and advertising campaigns to attract and retain tenants
  • Identify areas for process improvements and recommend proactive changes to systems, policies, procedures or training as needed to meet the objectives for the book of business and client

Additional Responsibilities (10%)

  • Ensure standard operating procedures and corporate policies are maintained
  • Responsible for ensuring accurate and detailed documentation of tenant files and systems
  • Assist with reviewing, revising and enhancing business practices

Knowledge

  • Proficiency and working knowledge of property management software programs
  • Practical working knowledge of real estate sales brokerage office management is a plus
  • Experience/Education/Training
  • Bachelor’s degree (B.A./B.S.) in Business or related field from a 4-year college or university, or equivalent combination of education and experience required
  • Florida Real Estate license required
  • Certified Property Manager, CPM preferred®
  • 2 to 5 years experience in an upper management position responsible for operating and managing an office or book of business
  • Experience managing a P&L and using financial/accounting programs

Director of Asset Management

Principal Objective of Position:

The primary function of the Director of Asset Management is to direct and manage all aspects of the administrative, financial, capital and operations of the nationwide residential Fund portfolio.

Essential Functions:

  • Evaluate, hire and oversee local third party property managers and leasing agents. Analyze whether to manage certain markets in-house.
  • Propose goals and objectives for each property.
  • Assist in the preparation and approval process of property operating budgets.
  • Ensure that property managers are providing timely rental operating and accounting information.
  • Monthly, quarterly and annual reporting of the portfolio.
  • Monthly review of operating statements.
  • Assist in the due diligence and underwriting of potential acquisitions.
  • Financial analysis, market studies and industry standard reporting (i.e. variance reporting, discounted cash flows, IRR’s, etc.)
  • Management and P&L responsibilities for departmental operations.

Training/Education:

  • Bachelors Degree required with a concentration in business, finance, accounting and/or real estate.
  • Industry Accreditations Preferred (CCIM, etc.)

Experience/Skills:

  • Five to ten years of proven experience in asset management.
  • Computer literacy sufficient to operate spreadsheet and word processing applications (i.e. Microsoft Excel, Microsoft Word, Microsoft PowerPoint).
  • Working knowledge of Yardi or other property management software.
  • Ability to work with financial concepts and perform financial analysis including ROI, IRR and discounted cash flow modeling.
